Info About Rates -
In season we book up very quickly, so call us as far in advance as you can!
All rates and terms are subject to change without notice.

During the summer there is a 2 night minimum for reservations.  On all holidays there is a 3 night minimum .  We accept walk-ins for one night stays, if we have space available.
We also offer gift certificates.

Additional Information About Payment:
We charge a one night's deposit up front. This guarantees your cottage and
assists us in planning for your arrival. We accept all major credit cards
for immediate booking.

We have a $35 cancellation policy for all cancelled reservations and one night's charge for less than 10 days notice.  If you need to cancel for any reason, please do so at least 10 days in advance to avoid losing your entire deposit.

Dog fees are $25 for one dog, $35 for 2 or 3 and $50 for more than 3.  This is a charge that covers the duration of your stay. (see pet policy)

Conditions

• Rates are subject to change without notice and do not include state and local taxes

• Check  out 11:00am, Check-in 4:00pm and full payment is due upon check-in

• Cancellation Policy - $35 fee on all cancellations.  Canceling 10 days or less before arrival results in forfeiture of deposit, including tax.

• Minimum reservation:  2 nights normally and 3 nights on holidays (Spring Break, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas and New Years)

• A $250 Deposit is required on monthly and long-term rentals.  Additional deposit required after September 1st.  See Winter Texans page

• Weekly rate consists of receiving one weekend night free

• Special 5 night discount for Sunday to Friday stays

• Dogs are welcome, ask about Dog Policy:  Non Refundable Pet Fee $25 for one dog or $35 for two or three and $50 for more than three.  no cats, sorry

• No Smoking in any rooms

• Off season rates apply for Thanksgiving, Christmas and New Years, along with 3 nights stay

• Weekend days are Friday, Saturday and Sunday

• All rooms are housekeeping; please do up the dishes and remove trash to dumpster

• No refund on early departures, or cancellations for weather except for city ordered evacuations.  Bed configurations may change without notice.
